Lenexa’s pool-to-dwelling size cap and 5-foot water-edge setback do not leave room for guesswork. A gunite shell shaped on-site is the only build method that lets us hit the maximum allowable footprint without compromising shape or depth.
Factory-molded fiberglass shells come in fixed dimensions. Fine for a generous lot. Frustrating when the City’s rules dictate every inch.
The Lenexa Code Rules That Catch Most Contractors
Your pool cannot exceed the size of your house. Under Lenexa’s Unified Development Code, swimming pools and spas are sized relative to the dwelling unit. We design within that limit from the first sketch, not after the City flags it.
5-foot setback from the water’s edge. Pools must sit at least 5 feet from all sides and rear lot lines, measured from the water, not the deck or coping. Tight lots in north Lenexa near 87th and I-35 require precise layout work.
Stormwater discharge has its own ordinance. Lenexa’s MS4 code (Section 4-5-J) allows dechlorinated pool water to drain to the storm system, but chlorinated discharges above 0 ppm and filter backwash are prohibited. We plan to dewater correctly so you do not get a violation notice.
