This is where Missouri builds differ from Kansas builds:

Building permit through the City of Lee’s Summit. Filed with the Building Inspections Division. Plans for in-ground pools must be prepared by a licensed Missouri design professional when the Building Official requires it.

Contractor licensing is local. Lee’s Summit operates its own four-class contractor licensing system (Class A general, Class B residential, and others). Contractors must hold a $300,000 minimum general liability policy and Missouri workers’ comp coverage, with the City of Lee’s Summit named as a certificate holder. We do.

28-day backfill rule. Section 7-122 of the LS Building Code requires excavations for foundations and footings to be backfilled within 28 days of permit issuance unless the Building Official approves otherwise. We sequence the build to stay inside that window.

Jackson County, not Johnson County. Lee’s Summit pools fall under Jackson County jurisdiction for any septic or private wastewater coordination. We handle that referral when applicable.

We pull every permit and manage the inspections. You do not chase paperwork.

Raintree Lake is a private 1,923-acre community with its own clubhouse, Olympic pool, and active community board. Adding a private pool to your Raintree lot requires careful design coordination so it does not conflict with community amenities or shoreline setbacks.

Lakewood and Lakewood Oaks have their own design standards, often involving golf-course sightlines, lake-frontage setbacks, and clubhouse-aligned aesthetics. We have designed within both.

Hawthorn, Winterset, and Bridgehampton require ARC submittals with full renderings, materials, and fencing details.
