The Soil Problem and What Gunite Does About It
Johnson County sits on Wymore Ladoga clay, one of the highest shrink-swell soils in the country. It expands when wet, contracts when dry, and shows up in cracked driveways and lifted garage floors across the area.
Pools have to flex with that movement. A properly engineered gunite shell does. 10-inch to 12-inch sprayed walls, a steel cage at 12-inch centers, and on-site cure. Factory-molded shells trucked in from out of state do not survive long here.
On sloped lots in south Overland Park, west Shawnee, and the older Mission Hills terraces, the back pool wall can double as a retaining wall. One structure, two jobs, and a cleaner design.

Permits.
Each city issues its own pool permit. Overland Park goes through ePLACE, Leawood through City Hall, and Olathe through Planning. Johnson County also requires the pool contractor to hold a DS (Swimming Pool) license, which we do. We pull the permits so you do not chase paperwork.
Fencing compliance.
Every Johnson County city follows the same core rule. Pool barriers must be 4 to 6 feet tall, with no opening larger than a 4-inch sphere, and self-closing and self-latching gates that open away from the pool. We design with this in mind from day one.
HOA approval.
Hallbrook, Nottingham Forest, Cedar Creek, Mills Farm, and most other higher-end Johnson County communities require ARC submittals. We provide the renderings, plans, and material specs your board needs.
Drainage planning.

Before we spray a single ounce of gunite, we evaluate:
- Soil bearing and shrink-swell behavior on your specific lot
- Existing grade and slope, and whether your pool can act as its own retaining structure
- Tree roots and mature landscaping, especially in established Prairie Village and Leawood lots
- Frost depth. Johnson County requires a 36-inch minimum for structural footings
- Drainage paths to keep water moving away from the home and pool deck

Gunite Pool Cost in Johnson County
A Hinkle gunite pool in Johnson County typically runs $150K to $250K. The number moves with design choices. Pool size, deck material, tanning ledges, water features, and similar choices drive cost more than the city does.
One exception. Shawnee adds a $150 LDP fee and a $5,000 refundable bond, which no other Johnson County city requires. We post the bond on your behalf.
PebbleTec adds $25K to $30K over standard plaster. That is a 20-year finish versus 7 to 10 years for budget plaster. You get an itemized quote so you can see exactly where the budget goes.

Plan on 12 to 16 weeks once permits are in hand. Permitting in Overland Park, Leawood, and Olathe typically adds 2 to 4 weeks on top of that. We give you a realistic timeline up front, not a sales pitch.
Most Johnson County HOAs, including Hallbrook, Mills Farm, Cedar Creek, and Nottingham, need ARC approval before we break ground. We prepare the submittal package for you. Plan for an extra 2 to 6 weeks, depending on the board’s meeting schedule.
Not when it is built right. We design the rebar cage, shell thickness, and surrounding compaction to handle the Wymore Ladoga shrink-swell behavior. A properly built gunite shell flexes with seasonal movement. That is exactly why gunite outperforms other materials here.
Yes, and it is often the better choice. We can engineer the back pool wall to act as your retaining wall, which saves you the cost of building a separate one. It is a common solution in South Overland Park, Shawnee, and the older Mission Hills lots.
